Better Physics

Well AC and ACC are doing great on this sector but there is always room for improvement.
They have to revise all of their physics models (suspension, tyres, ets) in order to achieve even more close to real life driving experience.

What goes hand in hand with the above: Track improvements, Street/Race cars implementation improvements, better graphics, online career history (check out iracing).
 
I think this is like a given, they hopefully don't do Project Cars 3 poopoo with AC. I think the biggest challenges will come if they enable modding, as that allows some crazy unconventional suspension setups (vintage cars etc.) So to make that possible and still keep it "sane" is not going to be easy.

Even making sure the tyres work logically on all cars would be an welcome improvement.

too expensive if you are really into sim racing that is understandable but either than that just mod asseto corsa that should do you good enough
